What is Wholesaling Real Estate?

Wholesaling Real Estate is essentially the act of flipping a purchase agreement from a seller to a buyer and making a profit as the middleman. 1) – Finding the Sellers.

You need to be able to either find these sellers, or have them find you.

Option one; you are attempting to find them. Maybe you may choose a direct mail campaign. With a direct mail campaign you’ll need to send out mailers to thousands of potential sellers in order to get any leads. Campaigns like this can costs thousands of dollars.

Option two; you let them find you. Maybe you choose online ads. With an online ad campaign you need to have multiple ads in multiple places running all the time in order for potential seller to find you.

To find potential sellers, you’ll always have to have some kind of lead generation and that costs money.

2) – The Escrow Deposit or EMD (earnest money deposit).

Most people don’t realize that you need an escrow deposit in order to offer on a property.

What is an escrow deposit?

An escrow deposit or earnest money deposit is a sum of money that the buyer puts up as a “promise of contract”. Think of it as a down payment for the option to buy the house. When a seller agrees to sell you their house and they sign a purchase agreement, they can no longer accept any other offers. Because of this fact, most agreements have an escrow deposit stipulation.

How much do you need for an EMD?

In most cases the amount of the escrow deposit if negotiable. It can range from five hundred dollars to twenty percent of the purchase price. If the seller has a real estate agent assisting with the transaction, you may also have to supply this EMD to their Title Company to be held in escrow until the sale.
